OUR USER-DRIVEN DESIGN PROCESS
USE, FEEDBACK & ANALYSIS
It all begins with a detailed study of your work patterns, discussing your needs and perhaps interviewing your staff in order to identify what makes the way you work unique.
This stage is about learning about how your team operates, and how your current work environment either helps or hinders this.
PROGRAMMING / spaceplanning
At this stage, we work with you to identify and state the specific needs and performance requirements of your space.
Building off of the analysis of your use of the space, workshops with your teams may be employed at this stage to build consensus and identify larger goals for your new workplace.
A Brief Document is about documenting and recording how you work and what kind of spaces you need. This can take the form of a diagrammatic plan or a written list of needs, or both.
Having a completed document is particularly useful when you still need time to decide whether to go ahead with your project or when you would like to hire another architect to do the actual design work. It provides you the freedom to consider the next step carefully.
This is the first portion of an architect’s basic services. This involves the gathering of ideas, the exploration of conceptual influences and the beginnings of a design for your space. It is still an exploratory phase, and other consultants may only be required minimally, unless there are extraordinary factors relating to the site at play.
This is a good stage to get an initial schematic price estimate. Having a Concept Design & estimate in hand can allow you to prepare funding (or raise money) against the estimate and/or validate the direction of the project.
DESIGN DEVELOPMENT & TECHNICAL DESIGN
Design Development & Technical Design is where the agreed design starts to become reality. We involve all the relevant consultants, engineers and/or sustainability experts to start turning problems into solutions. At this stage, we start to dig into specific materials and furniture pieces. We start working out the details of your space to make sure the look and feel is consistent to your team’s values, and ensure that it will be an exciting & beautiful place to come to work.
SELECTION OF BUILDERS
The Tender process involves collating documents describing the project, for potential builders to bid on. We also help to answer the bidders’ questions and when the proposals come in, we work with you to select a builder you will be happy with.
CONSTRUCTION & HANDOVER
Construction is when all the hard work begins. With the selected builder, we visit the site as necessary and work to ensure that the end result stays true to the design and your needs. Some final details and materials may also be decided during this process. Our goal during this process is to protect the interests of the client and their design.
At handover, we work with the builder to finish off the very last items while you begin to move into your new space. We can also provide you with information on special materials, custom details and/or as-built plans—and anything else that may be necessary for you to enjoy and grow into your space for years to come.
